An Accessory Dwelling Unit (ADU) is a secondary living space that shares the building lot of a larger, primary home. These livable spaces have a kitchen and bathroom, and are sometimes called guest houses, in-law suites, pool houses, man caves, she sheds, etc. They offer a quick and low-impact way to add housing and increase the value of existing properties for Florida homeowners.

For an ADU Tiny Home model, you’ll need a minimum of a 26′ x 26′ area on your property, which usually includes the legally required setbacks. The Onyx model requires a 32′ x 24′ area, and custom models will vary per design. This does not include any available area for other features like patios, walkways, etc.

NO. We’ve set up draw payments throughout the entire project timeline. The draw payments are set up as follows: 40% upon contract execution – 30% 2nd draw request (roughly 30 days in) – 20% 3rd draw request (roughly 60 days in) – 10% final payment upon completion. Completion expected to be 120 days from date of permitting. We also have available options for you to explore financing options for your ADU.

It usually takes around 120 days from the date permits are in hand to complete a Tiny Home. This includes land/foundation prep, manufacturing the unit panels, installing them on your property and completing all requested build finishes chosen by buyer. Since the time it takes to get a building permit can vary, we’ll provide you with a personalized timeline once you reserve your ADU or tiny home.

While ADU is primarily designed as an “accessory” to a primary residence, it can also be permitted as a standalone single-family tiny home residence (which can be complemented with it’s own ADU). We’ll help you determine if the cost and timeline for installing a standalone Tiny Home is the right fit for your needs. We can build any size home, from a 500sf, up to a complete full size luxury home or even multi-family & commercial buildings.

No problem! Our team has established relationships with various financing partners. If you haven’t found financing yet, we’ll assist you in the process and introduce you to one of our lending partners. You can also work with a local credit union for funding, as they tend to have available loan programs for projects such as our ADU’s & Tiny Homes.

YES! All Structural panels are built off-site at the manufacturing plant and delivered onsite for our team to assemble and complete the remaining build out on-site.

Financing options for ADU’s and tiny homes typically include:

  • – Cash-out refinance against your existing home
  • – Home equity line of credit (HELOC)
  • – Home equity loan (HELOAN)
  • – Renovation or New Construction loans are available for Tiny Home builds and all other projects outside of a standard ADU.

Most ADUs are financed through lenders that offer home equity-based loans but, our team will outline the benefits and risks of each option to help you secure the right financing for your specific situation.

The base purchase price covers a turn-key tiny home building, completed exterior and interior with ready to “Plug-N-Play” plumbing & Electrical, tailored to your specific property. The land prep, foundation, rough-in plumbing & electrical to the pad are included in your price with Big Dogg Tiny Homes. All exterior features such as solar panels, outdoor kitchens, entertainment areas, landscaping, patios, walkways, pavers, etc. are additional features that you can choose to add on your own or work with our Pro Team of affiliates to handle all of those needs for you. Making us the one stop shop for a completed ADU, tiny home or any other project needed.

Since Big Dogg Tiny Homes is a semi-custom build opportunity for your ADU or tiny home, optional features could result in additional costs. While we equip our ADU’s & tiny homes with quality materials and features, your design taste or needs may have you wanting to upgrade to different options or features to make it “your” custom ADU or tiny home. Additional features available for your ADU include but, are not limited to: Solar Panels, Fireplaces, Wine Fridge, Dishwasher, Custom Island Kennels for your fur babies, custom sliding doors, outdoor entertainment, custom landscape options such as pavers, walkways, patios, rooftop decks and more……

Yes, you do! Our team will take care of obtaining all the necessary permits to make the process as easy as possible for you.

All municipalities have their own codes/restrictions on ADU’s. We will work with you and your local municipality to make sure we can maximize your investment for you.

Florida State law indicates that ADUs are allowed for long-term housing with allowed minimal rental periods varying by local counties & cities. Our team can help you understand your area’s rental rules based on how you plan to use your ADU or tiny home.

In Florida, an ADU can range from 400sf and larger. Keep in mind, ADU’s in certain areas might have extra requirements. ADU’s have certain height and setback rules per local municipalities. Our team will work with you to understand all of the rules for your specific city/county.

Yes, adding an ADU will increase your property tax based on it’s value, but it won’t trigger a re-assessment of your primary residence. This makes ADUs a tax-efficient way to add extra housing or space to your property.
